Residential Villas Management Fee and Income Structure
The Resort management company and the hotel combine to take care of the daily management and rental of the villa if the owner chooses.
Owners enjoy full use of the hotels facilities and services at discounted rates, including 24 hour room service, buggy service, tennis courts, activities at the pool and beach, our world-class Spa, restaurants, bar and library etc.
In addition to the management company, the resort also supports the owners and villa team with engineering assistance, Human Resources administration of salaries, holidays, medical care and other benefits, inventories of food and beverage and arrangement of events or parties etc.
The resort offers owners the choice to rent all or part of their villa via the hotels’ accommodation inventory, which is marketed through the resorts affiliations and contracts with the best PR and travel Industry companies across the world, in addition to our reservations service and inclusion in the resorts’ brochures and website etc.
Unlike most other properties, the resort does not charge the villa owners for any of these marketing or reservations expenses.
If the owners do elect to rent the villa to our guests in their absence, (and sign the rental agreement) the resort does not impose restrictions on when an owner can use their villa. As such, the hotel does not guarantee income levels as the owners can choose to use the villa over the peak periods of potential occupancy such as Christmas, New Year, Chinese New Year, Easter etc.
The daily rates for the villa rental depend on location / view and how many bedrooms the villa has, which range in the high season from $1,750 per night for a two bedroom, to $6,000 for an oceanfront 4 bedroom villa.
The level of occupancy, and thus rental income is almost impossible to estimate, as there are so many influencing factors.
The two most important factors are;
1. How often the owner uses the villa and thus how many days it is available for rent, particularly between December and April.
2. The perception by the travel industry and media of Phuket as a destination.
The hotel receives a commission of the rental income to cover our marketing, brochures and worldwide PR expenses, which at this point is 20%, yet will not exceed 30% of the rental income.
The owner’s monthly statement is debited with the costs associated with the travel agency commission (if applicable), airport transfers, guest supplies and other costs associated with the rental.
Income tax is applied on rental income by the Thai Revenue Department, currently at 15%.
Management fees.
Each owner pays an equal share of the villa management team and common area maintenance costs plus the direct costs associated with their villa itself, such as maintenance, staff, water, electricity etc. These are divided into two sections, as follows.
1. Management Fees. The management fee system for the villas is quite simple. The owners pay an equal portion of the costs for the dedicated villa management team, engineers, security, electricity and water etc, all associated with the common areas
These are charged at the COST price of providing the services. A 15% consultancy fee is then added to these expenses that covers the resort's costs in providing support and services to Management Company and staff etc.
2. Actual Villa Expenses. The dedicated expenses such as the actual costs of the maid and cook who work in the villa, electricity and water actually consumed and metered at the villa, plus maintenance and goods needed to operate the villa.
A 15% consultancy fee is added to all items, yet goods and services such as pest control and annual maintenance which are sourced directly or independently by the villa management team do not incur the 15%.
The actual villa expenses vary according to the size of the villa area, the owner’s preferences / requests and the level of occupation.
The demand for rooms at this resort over the peak periods far exceeds the amount of rooms we have, and thus the villas should be in high demand. |
